Client Reviews
A selection of feedback from people who've used different Fieldstone services over the past year.

I rented a bungalow through the Mountain Valley service for six weeks while working on a writing project. The property was genuinely what it was described as — quiet, with a garden, and twenty minutes from town when I needed supplies. What I valued most was that Fieldstone didn't oversell it. They mentioned the road required care in the mornings after heavy rain, which proved accurate and useful to know in advance.

We used the Highland Home Search when relocating to Chiang Mai for a year. Our priorities were distance to an international school, a property the kids could roam in safely, and reliable water. James went through each option with clear notes on all three points — not once did we feel like any information was being softened to make a sale. We ended up in a place we're genuinely happy with.

I've had the stewardship service running for eight months now. The monthly visit reports are thorough and the photos reassure me that the place is in good condition. During the September rains there was a drainage issue near the terrace — Tom caught it early and coordinated the fix before any real damage occurred. I wouldn't have known until my next trip.

Fieldstone helped me find a long-term rental in the Samoeng valley. The thing that set them apart from the other agencies I'd tried was their willingness to say when something wasn't quite right for what I was after. One property I liked the look of online — they pointed out the access road was unpaved for the last kilometre and would be tricky without a suitable vehicle. That saved me from an inconvenient situation.

I stayed in a Mae Rim bungalow for two months. The setting was everything I'd hoped for — morning mist over the valley, birdsong, and quiet. The furnished property was simple but well-equipped and Fieldstone was easy to reach if anything needed attention. I'm planning to return for the November season and will book through them again.

We needed internet reliability to work from the property, and Fieldstone was upfront about which areas had strong fibre connections and which relied on mobile signal. That detail mattered more than anything else for us. The search took a few weeks but we found something that worked well — quiet enough to actually concentrate, close enough to Chiang Mai for evenings out.

Client Case Studies
Three slightly longer accounts of how different tenancies came together.
Challenge
Finding a Suitable Base for a Long Sabbatical
A retired academic from the UK wanted a twelve-month base in northern Thailand. He needed peace for writing, good air quality during cool season, and a property that wouldn't create anxiety from a distance. Previous independent searches had turned up properties with undisclosed issues after move-in.
Solution
Fieldstone's Highland Home Search identified three properties in Mae Rim and the wider Doi Suthep foothills. Each came with written notes on water supply, road access, and broadband availability. Accompanied viewings over three days allowed a thorough comparison. The second property visited proved to be the right fit, and Fieldstone negotiated the lease directly.
Result
A twelve-month tenancy without significant difficulties. The client added the stewardship service in month three to provide ongoing monitoring while he travelled to Europe mid-tenancy. He renewed for a second year. Total Fieldstone fee: ฿14,500 search + ฿5,800/month stewardship during travel periods.

A Short-Stay Workspace Away from the City
A filmmaker visiting Chiang Mai for a documentary project needed six weeks in a mountain setting. She required outdoor space for equipment storage, reliable power, and proximity to the hill tribe market communities she was documenting — without the noise and density of city accommodation.
Solution
Fieldstone placed her in a Mae Sa valley bungalow from the Mountain Valley Rentals selection. The property offered a covered outdoor area suitable for equipment, a stable power supply, and was within ten minutes of the market locations she was filming. Pre-arrival notes included advice on the morning road conditions and local provisions.
Result
Six weeks without accommodation-related disruption. The filmmaker extended her stay by two weeks to complete additional filming. She described the setting as directly contributing to the quality of the project. Cost: ฿22,000/month for 8 weeks total.

Challenge
Monitoring a Vacant Mountain Property Through Rainy Season
A property owner based in Singapore held a rural highland property in Chiang Mai as a personal retreat but was unable to visit during the May-October rainy season. A previous tenant had left without flagging several maintenance issues, and the owner was concerned about undetected damage.
Solution
Fieldstone's stewardship service was engaged for the rainy season period. Monthly visits documented exterior drainage, moisture levels inside the property, and garden condition. An issue with roof tile displacement was identified in June and repaired through the vetted maintenance network before any interior water ingress occurred.
Result
Property in good condition at end of rainy season with documented photographic record of all visits. Repair cost coordinated through Fieldstone: ฿2,800. Estimated cost of addressing water damage had the issue gone undetected: considerably more. Stewardship continued on an ongoing basis. Monthly cost: ฿5,800.
