1. Definitions

In these Terms and Conditions:

• "Fieldstone" refers to the property rental services business operating at 16 Moo 3, Mae Rim-Samoeng Road, Mae Rim, Chiang Mai 50180, Thailand.
• "Service" refers to any of the three services offered: Mountain Valley Rentals, Highland Home Search, or Mountain Property Stewardship.
• "Client" or "You" refers to any individual or party engaging Fieldstone's services.
• "Agreement" means these terms together with any service-specific agreement or confirmation provided by Fieldstone.
• "Content" refers to all materials on this website including text, images, and documentation.

2. Acceptance of Terms

By submitting an enquiry, engaging a service, or using this website, you agree to be bound by these Terms and Conditions. If you do not accept these terms, please do not use our website or services.

You must be at least 18 years of age and legally capable of entering into binding agreements to engage Fieldstone's services.

3. Description of Services

Fieldstone offers three services for people renting property in Chiang Mai's highland areas:

• Mountain Valley Rentals (฿22,000/month): Furnished short-stay properties in Mae Rim valley, available for periods of one to three months.
• Highland Home Search (฿14,500 one-time fee): A tenant-side search and lease support service for six-month or longer rentals in northern Chiang Mai's highland districts.
• Mountain Property Stewardship (฿5,800/month): Monthly property monitoring, maintenance coordination, and documentation for tenants in rural or semi-rural highland properties.

Service availability is subject to current capacity. Fieldstone reserves the right to decline or defer an engagement where capacity is insufficient to deliver the service to its standard.

4. Client Responsibilities

Clients engaging Fieldstone's services agree to:

• Provide accurate and complete information relevant to the service requested
• Communicate promptly and in good faith throughout the engagement
• Make payments in accordance with the agreed schedule
• Comply with the terms of any property lease or rental agreement they enter into
• Use the website and its content lawfully and for personal, non-commercial purposes only

5. Payment Terms

Payment terms are agreed at the time of service engagement and confirmed in writing. General terms:

• Mountain Valley Rentals: deposit required at booking, balance on arrival or as specified
• Highland Home Search: fee payable on commencement of the search, non-refundable after search activities have begun
• Mountain Property Stewardship: monthly in advance

Payments are in Thai Baht (฿). Fieldstone accepts bank transfer and other methods as agreed at the time of engagement.

6. Cancellation and Refunds

Cancellation terms vary by service:

• Mountain Valley Rentals: Cancellation more than 14 days before arrival — full refund of deposit. Cancellation within 14 days — deposit retained. Cancellation after check-in — no refund for remaining nights.
• Highland Home Search: Cancellation before search activities begin — full refund. Once active search has commenced, the fee is non-refundable.
• Mountain Property Stewardship: Cancellable with 30 days' written notice. Pro-rata refund for any prepaid month not yet visited.

7. Intellectual Property

All content on this website — including text, photography, and structural elements — is the property of Fieldstone or used with permission. You may view and print content for personal reference only.

You may not reproduce, republish, transmit, or adapt any website content for commercial purposes without prior written consent from Fieldstone.

8. Disclaimers

Fieldstone provides information and facilitation services in good faith. We do not:

• Act as a party to any property lease or rental agreement (which is between the tenant and landlord)
• Warrant that any property will remain available or unchanged between recommendation and lease signing
• Provide legal, financial, or immigration advice
• Accept liability for decisions made based on property observations or recommendations

All property assessments reflect conditions at time of visit. Fieldstone is not responsible for changes in property condition, infrastructure, or environment occurring after an assessment.

9. Limitation of Liability

To the extent permitted by Thai law, Fieldstone's total liability to any client in connection with any engagement shall not exceed the fees paid by that client for the relevant service.

Fieldstone shall not be liable for indirect, consequential, or incidental losses arising from the use of our services or website, including loss of anticipated benefit from a tenancy not materialising.

10. Termination

Either party may terminate an active service engagement with reasonable written notice. Fieldstone may terminate an engagement immediately if a client provides materially false information or acts in a manner that undermines the professional conduct of the engagement.

Termination does not affect any rights or obligations that have already arisen.

11. Governing Law and Disputes

These Terms and Conditions are governed by the laws of the Kingdom of Thailand. Any dispute arising from or in connection with these terms shall be subject to the jurisdiction of the courts of Chiang Mai Province, Thailand.

Both parties agree to attempt resolution through informal discussion before pursuing formal legal proceedings.

12. General Provisions

These Terms constitute the entire agreement between you and Fieldstone regarding use of this website and engagement of services. If any provision is found unenforceable, the remaining provisions remain in effect. Fieldstone's failure to enforce any right does not constitute a waiver of that right.

13. Changes to These Terms

We may update these Terms periodically. Changes will be reflected in the updated date above. Continued use of our services after changes constitutes acceptance of the revised terms. We recommend reviewing this page periodically.
