Why People Come to Fieldstone
Mountain living in northern Thailand asks more of a property decision than a standard city rental. The roads, the rainy season, the distance from facilities — these are real considerations, and we address them honestly rather than brushing them aside.
We work with a modest number of clients at a time so that each search and each tenancy gets proper attention. That's a deliberate choice.
Local Knowledge
Years working in Mae Rim and surrounding districts, not just a database of listings.
Tenant-Side Focus
We represent your interests as a renter — not the landlord's.
Honest Assessments
If a property has drawbacks for highland living, we'll say so plainly.
Quiet Approach
No pressure, no urgency tactics. We believe the right home reveals itself through patience.
Looking for a Mountain Property in Chiang Mai?
Whether you're planning a stay of a few months or searching for a longer home base in the hills, a conversation costs nothing and often clarifies a great deal.
Frequently Asked Questions
Practical answers to common questions about renting in Chiang Mai's mountain areas.
What areas do you cover?
Primarily Mae Rim, Mae Sa, Samoeng, and adjacent mountain valleys north and northwest of Chiang Mai city. For longer-term search assignments, we also work in Doi Saket and other highland districts depending on client requirements.
How is the Mountain Valley Rental different from searching independently?
Our short-stay rentals are pre-selected and furnished specifically for comfort in a mountain setting. We've already assessed access roads, water supply reliability, and the surrounding environment, so you arrive with a clear picture of what to expect rather than discovering issues after move-in.
What does the Highland Home Search service include?
We begin with a conversation about your priorities and constraints, then identify suitable properties based on your requirements. We accompany you to every viewing and share our observations honestly — including aspects that might be inconvenient. We continue to assist through lease negotiation and signing. The fee is fixed at ฿14,500 regardless of the lease value.
Why is property stewardship particularly relevant in the mountains?
Rural and semi-rural mountain properties face conditions that urban homes don't: heavier rainfall, humidity, pests moving in from surrounding vegetation, and infrastructure that may be less robust. Regular attention during and after the rainy season — typically May through October — can prevent small problems from becoming significant ones.
Do you work with landlords as well as tenants?
Our services are tenant-focused. We maintain productive relationships with local landlords so that negotiations proceed smoothly, but our primary obligation is to the people renting. This matters when there are competing interests at any point in the process.
Is Chiang Mai easy to navigate from a mountain property?
Mae Rim is roughly 20 minutes from the Chiang Mai ring road in normal traffic. The mountain roads are generally well-maintained, though some properties require a motorbike or 4WD vehicle for the final stretch. We factor this into every recommendation we make.
